Early Move-Out: How it works

RoostUp leases start in September and end in August each year, similar to most apartments in Boston. If you need to move out early before your lease ends, here's how it works:

  • Just give us a two-month notice that you need to move out before August.

  • RoostUp will handle finding someone to take over your lease.

  • You will not be responsible for paying rent after your two-month notice period ends.

  • An early lease termination fee equal to one month rent + amenities will apply.

FAQs

To terminate your lease, simply provide us with two (2) full months' notice. Additionally, you'll need to pay a Termination Service Fee equal to 1 month of your share of the monthly rent. Typically, we utilize your Last Month's Rent deposit to cover this fee, and you'll continue to pay rent for two months.

If you need to move earlier than the 2-month notice period, we'll do our best to find a replacement roommate as quickly as possible. Your obligation to pay rent ends on the day that a new roommate takes over your share of the Lease.

In the event of an early termination, RoostUp will work to secure a substitute roommate. You will be required to sign a Sublet Agreement, authorizing RoostUp to find a replacement. We ensure that our roommate selection process is free from discrimination based on race, color, age, religion, gender, handicap, familial status, or national origin.

We appreciate your interest in helping us find suitable tenants; however, at RoostUp, we do not allow tenants to market our listings or find their own replacements. This policy is in place to maintain consistency in our brand and offerings in the marketplace. We have a structured process for handling lease transfers and finding new tenants, and our team is dedicated to ensuring a smooth transition for all parties involved.

Your obligation to pay rent ceases at the end of your 2 month notice period. If we can't find a replacement, then its our problem, not yours.

We require two full months' notice for lease terminations. This means that if you decide to terminate your lease on, for example, March 15th, your lease will conclude after two full months, which would be the end of May, specifically May 31st. We count the entire (full) months of April and May as part of the notice period to ensure a smooth transition for all parties involved. Please be aware of this policy when planning your move-out date to avoid any confusion.
